SEILISDEIR – TERMS OF BOOKING FOR 2012

1. Letting - We let the house mostly to friends, family and some previous guests. Any other bookings will be taken at our discretion.

2. Rental Rates - We will let Seilisdeir out at £100 per night for the house for April, May, June, September and October, £115 per night for July and August and £75 per night for March. Any months outside these will be offered at £50 per night. Christmas and New Year will be priced separately.

3. Flexi Bookings – we now offer flexi-bookings. This means that you can simply book the number of nights that you want, irrespective of which days of the week your arrival and departure fall on.

4. Arrival and Departure – Assuming the 2012 Summer Timetable for the Calmac Ferry is the same as for 2011, then we ask that you leave the house by 12.15pm and arrive after 12.30pm for Saturday changeovers. This fits in well with the 11.45am Oban crossing and the 12.45pm Craignure crossing. Our aim is to provide you with enough time to clean the house thoroughly before you leave, without it being a mad rush, but to also ensure that our arriving guests don't have to hang around once they get off the ferry. Changeover times for other days can be arranged nearer the time to suit the ferry timetable and individual circumstances.

5. Cleaning - You should find the house clean and tidy when you arrive as left by the outgoing guests. We ask that you also clean the house thoroughly behind you when you leave, so that it is left as you would expect to find it and ready for our incoming guests.

6. Bedding and towels - we know that some of you would prefer to bring your own bedding and towels. Therefore, these will not be provided as a matter of course, but can be supplied separately if you would like them. Arrangements for this can be made when your balance is paid. There will be a charge of £15 for each double room, and £10 for the twin room to cover the costs of collection and laundering. If you use our bed linen and towels, then please strip the beds and leave the dirty laundry in the white kitchen.

7. Electricity - will be provided up to 250 units per week. This is a generous allowance for the main season, based on the last 3 years. Usage above this will be charged at cost. We will ask you to read the meter on your arrival and when you leave, and leave us the money in an honesty box.

8. Heating - All wood, coal and gas will be provided by us.

9. Payment – We take a 25% deposit to secure your booking, and the balance is due 8 weeks before your holiday start date.

10. Cancellations – We accept that sometimes the unexpected can happen, and will always try to be as flexible as we can if you need to cancel or postpone your holiday. However, please do give us as much notice as possible so that we can try to re-let your dates. If you cancel within 8 weeks of your arrival date then we reserve the right to retain all monies paid if we are unable to re-let Seilisdeir.

11. Smoking - There is a strict "No Smoking" policy in the house. If you must smoke in the garden then please do not leave cigarette butts lying around as children visit the property and will play in the garden.

12. Pets - Dogs are welcome by prior agreement. There is no additional charge. Please do not leave a dog in the house on its own or let them into the bedrooms or on the furniture. Please clean up behind your pet both inside and outside the house.

13. Damage/Breakages – Please let us know of any damage or breakages either within the house or outside in the garden. This is really important and means we can try to obtain a replacement before our incoming guests arrive.

14. Landline - you are welcome to use the landline for both incoming and outgoing calls, and money to cover the cost of calls made can be left in the honesty box.

Our aim is to make Seilisdeir feel like your home from home - a friend's house that you are renting. Certain items, such as our bread maker, have only been put in the house as we know our guests will look after our things. We have recently upgraded our broadband allowance, and can upgrade again if we find we are exceeding our fair-play allowance.
